Every time I meet with a seller in Paradise Valley, Scottsdale, or Phoenix, I hear the same thing.

“We just redid the bathroom.”
“We spent so much on upgrades.”

And I get it. You’re proud of it. You should be.

But here’s the reality—buyers don’t care the way you think they do.

They either want something that feels brand new… or something they can completely make their own. The in-between? That’s where homes sit.

So instead of guessing what matters, here’s what actually makes a difference when you’re staging your home to sell.

Tip #1: Lighting (this is where most homes fail)

If your home is dark, it’s already working against you.

First thing I do when I walk into a listing:

Open every curtain
Turn on every light
Check every window

And yes—even in the middle of the day.

Because most homes feel darker than owners realize. You’ve lived there too long. You’ve adjusted.

Buyers haven’t.

Clean the windows. Trim anything blocking light. Get rid of heavy or outdated window treatments.

A bright home feels bigger, cleaner, and more expensive. A dark home feels like a project.


Tip #2: Get rid of the clutter

I’m going to say this clearly—no one cares about your stuff.

Not your photos.
Not your decor.
Not the souvenirs from your trips.

And definitely not anything “funny” hanging on the wall.

Clutter distracts buyers. It makes rooms feel smaller. And it pulls attention away from the house itself.

Less is always better here.

If you’re unsure what to remove, remove more.


Tip #3: Stop half-renovating

This is where people waste money.

They redo one bathroom. Maybe update part of the kitchen. Leave everything else the same.

It doesn’t work.

It just highlights what hasn’t been done.

It’s an all-or-nothing decision:

Either fully renovate and make it feel new
Or don’t renovate and focus on presentation

Mixing old and new just creates confusion—and buyers price that in.


Tip #4: Focus on the rooms that matter

You don’t need to touch every space.

Focus on:

Living room
Kitchen
Primary bedroom

That’s it.

Those are the rooms buyers remember. That’s where decisions are made.

Your office, guest rooms, storage spaces—leave them alone unless something is clearly wrong.

Put your time and money where it actually moves the needle.


Tip #5: Make the home feel clean and fresh

This is simple, but most people get it wrong.

Your home should smell clean. Not strong. Not artificial.

No cooking smells
No heavy candles
No “covering things up”

Just clean.

Scent sticks with people. If your house smells off, that’s what they remember—even if everything else is perfect.

Staging isn’t about decorating.

It’s about removing distractions so buyers can focus on the house—and feel something when they walk in.
